JLL’s Project and Development Services team has been selected to manage the design and construction of FirstBank’s 52,000-square-foot headquarters at ONE22ONE, a Class-AA office building in downtown Nashville, Tennessee.
JLL project manager Jasmine Jarupat will oversee the project on behalf of FirstBank.
Founded in 1906, FirstBank is the third-largest bank headquartered in Tennessee, with 82 full-service branch locations across the Southeast. Moving from its current location at Third and Commerce, the company will be the anchor tenant at ONE22ONE and occupy 52,000 square feet of space across two floors.
The space will feature open-floor seating, modular offices, a bank and a variety of collaborative spaces. As the anchor tenant, FirstBank has also been awarded signage rights. The upgraded headquarters is expected to be ready for move-in by March 2023.
Located at 1221 Broadway in the Gulch neighborhood, ONE22ONE encompasses 365,000 square feet of office space and 16,000 square feet of ground-floor retail. With direct access to I-40 and I-65 and centrally located in The Gulch, the 24-story building will offer tenants immediate walkability to surrounding apartments, restaurants, entertainment and shopping.
ONE22ONE includes a eleventh-floor amenity deck and café, as well as a luxury entryway complete with a porte-cochere, a covered entrance for vehicles with seamless drop-off and pick-up spots. The building is pursuing the Leadership in Energy and Environmental Design (LEED) certification, WiredScore Platinum designation and the WELL Building Standard health-safety rating.
ONE22ONE is currently under construction and will deliver this spring.
